This study comprehensively analyzes and evaluates the Lee Jae-myung administration's real estate policy. Emerging against the backdrop of structural problems including housing price instability in Seoul and the metropolitan area and asset polarization, this policy is characterized by simultaneous pursuit of demand suppression and supply expansion. The research analyzes the policy's background, the structure and limitations of demand suppression measures, the core content of supply expansion policy, the combination of fiscal, financial, and regional management tools, market responses and policy effects, and future tasks and sustainability. Loan regulations and transaction restrictions are effective in short-term market sentiment stabilization, but long-term structural improvement remains under verification. Supply expansion policy has clear directionality but faces various practical obstacles in implementation. This study concludes that unlike existing regulation-focused policies, this represents a realistic approach to managing both demand and supply, but final evaluation depends on actual implementation performance in supply realization and market confidence recovery.
